Minimum Bid Requirements

Real Estate

  • Minimum Bid $295,000 (~$226/space)
  • Includes 7.77 m/l acres, all buildings, swine production related equipment and supplies, power washers, dead cards, etc.

Livestock

  • Minimum Bid: (See Below)
    • Bred Sows, Bred Gilts, Open Gilts: $225 each*
    • Suckling Pigs: $15 each*
    • Feed Inventory: $150 per ton*
    • LP Inventory: $1.20 per gallon*
    • Animal Health, Pig Care Products $2,000 flat
    • All bids subject to counts and inventories day prior to Livestock Closing. Bidders must list bid offers per item.

Bid Process

Minimum Bid Multi-Round Bid

Round One Bidding Process:

  • Prospects will submit a bid by 5 p.m. March 18, 2024
  • Bids may be for Real Estate only or Real Estate and Livestock together
  • Cash offers, no contingencies
  • Accepting property “as-is”, “where-is”

Seller Options after Round One:

  • Accept one bid
  • Determine to negotiate with one bid
  • Ask multiple bidders to Round Two
  • Reject all bids and retain ownership Seller will transact if bid meets or exceeds minimum requirements.

Terms:

Ten percent of the purchase price due from successful bidder. Buyers will sign a Real Estate Sales Agreement and a Livestock Sales Agreement if necessary, with no financing contingencies, and must be prepared for cash settlement of the purchase at the time of closing. Target closing date 60 days after the auction. Note: If the Buyer does not purchase the Livestock, Buyer must agree to  execute a short term lease with the Seller to allow for timely liquidation of the livestock.

Conditions:

This sale is subject to all easements, leases and any other restrictions of record. Buyer(s) have inspected the property and understand they are purchasing the property “as-is, where-is”. Any expenses post-closing are at the sole discretion of the buyer(s).
